Commercial Contractor in Gilbert, AZ
Most of what you'll read on this site is about homes. This page is about the other buildings in our service area — the offices, shops, and commercial spaces where our clients earn their living. Masizo Development provides commercial general contracting across the Phoenix Valley: tenant improvements, office remodels, and commercial build-outs, backed by the same licensing, insurance, and 28 years of Arizona construction experience behind our residential work. And because we also hold a dedicated Arizona restoration license (AZ ROC #347030) with IICRC certification, we bring something most commercial GCs can't: a 24-hour emergency response capability for water, mold, and fire damage in commercial properties — reachable at (602) 909-7630, 24 hours a day, 7 days a week.

Commercial GC
Commercial General Contracting
Commercial construction is a different discipline from residential, even when the trades overlap. The codes are stricter in different places — accessibility, fire and life safety, exiting, mechanical ventilation — the plan-review process is more involved, and the stakes are different too, because every week of construction is a week the space isn't producing revenue. The contractor's job is therefore as much about sequencing and communication as it is about building: a commercial client needs to know, at any moment, what's done, what's next, and what date the doors open.
That's the standard we run our commercial projects to. One licensed general contractor (AZ ROC #336058) accountable for the scope, a written price before work begins, permits and inspections managed inside the project schedule rather than around it, and changes priced in writing before they're built. It's the same discipline that has kept us in business for 28 years — applied to buildings where downtime is money.
Tenant improvement
Tenant Improvements and Build-Outs
A tenant improvement is the construction that turns a leased shell or a previous tenant's space into your space — new walls and layout, flooring, ceilings, lighting, electrical and data distribution, restroom and break-area work, finishes, and whatever the use demands. TI projects live at the intersection of three documents: the lease, the landlord's requirements, and the building code. Getting them to agree is half the job.
If you're a tenant, we can start from whatever you're holding — a landlord work letter, a space plan from a designer, or nothing but the lease and a layout in your head — and turn it into a scoped, priced, permitted project. If you're a landlord or property manager preparing a space between tenants, the same crew and process apply: scope the turn, price it in writing, build it, and hand back a space that shows well and passes inspection.
Two pieces of advice we give every TI client before a dollar is spent:
- Read the lease's construction provisions first. Who pays for what, what requires landlord approval, and what must be restored at the end of the term all shape the smart scope. Build what the lease rewards.
- Respect the plan-review clock. Commercial permits pass through more review stations than residential ones. The schedule has to start from permit submittal, not from demolition day — a contractor who promises otherwise is borrowing time from the end of your project.
Office remodels
Office Remodels
Not every commercial project is a new space. Plenty of our commercial conversations start with an office that's simply outdated — a layout from a different era of how the business works, worn finishes that undercut the company in front of clients, lighting and break areas that make recruiting harder than it needs to be. An office remodel updates the space you already occupy: reconfigured walls and workareas, refreshed finishes, updated lighting and electrical for how people actually plug in today, and restrooms and common areas brought up to the standard the rest of the remodel sets.
The defining constraint of an office remodel is that the business usually can't stop for it. How the work gets phased — what happens in which order, and when the disruptive stages land — is a scheduling conversation we have with you up front, built around how your operation runs, and it's settled in the plan before crews arrive rather than improvised week to week.
Emergency response
24-Hour Emergency Restoration for Commercial Properties
Water doesn't check business hours. A failed supply line in a commercial building on a Friday night has all weekend to soak flooring, drywall, inventory, and equipment — and untreated moisture in a closed building is how a water loss becomes a mold problem. Fire losses compound the same way: beyond the burn damage, smoke and the water used to stop the fire keep doing harm until mitigation starts.
This is the emergency side of our commercial work, and it runs on its own license and training: Masizo holds Arizona restoration license AZ ROC #347030 and IICRC certification, the industry standard for water and mold mitigation. We answer (602) 909-7630 24 hours a day, 7 days a week. If your commercial property is flooding, burning has just been put out, or you've discovered mold, call — the first hours decide how large the loss gets. Our restoration page covers the mitigation process itself in detail; the short version for a commercial owner is: stop the source if it's safe, keep people clear, document what you can, and get mitigation started fast.
Because we're a general contractor as well as a restoration firm, the rebuild after mitigation — the drywall, flooring, finishes, and repairs that return the space to service — doesn't require handing your building to a second company. One contractor takes the loss from emergency call to reopened doors.
One contractor
One Contractor for the Property
For a building owner or property manager, the practical appeal of this page is consolidation: a licensed, insured contractor who can handle the planned work — TI turns, remodels, repairs — and answer the phone when the unplanned work happens at 2 a.m. We're based in Gilbert and serve Gilbert, Mesa, Chandler, Queen Creek, San Tan Valley, Tempe, Scottsdale, Phoenix, Fountain Hills, and Paradise Valley; see the full coverage map on our service areas page.
We'll be straightforward about fit. Our commercial practice is growing alongside a deep residential book, and we'd rather tell you at the first phone call that a project isn't right for us than discover it together mid-job. Describe the building and the scope; you'll get a direct answer and, if it's our kind of work, a free on-site consultation and a written price.

Before You Call: What Helps Us Price Your Project
Commercial estimates move fastest when a few documents are on the table, so here's the short list worth gathering. For a tenant improvement: the lease (especially its construction and alteration clauses), the landlord's work letter if one exists, any space plan or drawings you've commissioned, and your target opening date. For an office remodel: the existing floor plan if you have it, the problems you're trying to solve in plain language, and the hours your business must keep running during the work. For an emergency, skip the list entirely — call (602) 909-7630 first and we'll gather details while the response is already moving. None of this is required to start the conversation; it's simply the difference between a first meeting that produces a scope and one that produces a second meeting.

Good to know
Commercial questions, answered.
What commercial work does Masizo Development take on?
Our commercial side covers general contracting for tenant improvements, office remodels, and commercial build-outs, along with 24-hour emergency restoration — water, mold, and fire — for commercial properties. If your project sits somewhere between those categories, the fastest answer is a phone call: describe the building and the scope, and we'll tell you plainly whether it's work we should be doing for you.
Do you handle the permits for a tenant improvement?
Yes. Commercial work runs through a different review process than residential — plan review typically covers accessibility, fire and life safety, and mechanical changes along with the structure — and we manage that permitting and inspection sequence as part of the project rather than leaving it to the tenant or landlord.
What should I do about water damage at my commercial property right now?
Call (602) 909-7630 — we answer 24 hours a day, 7 days a week. In a commercial building, standing water is damaging inventory, equipment, and finishes while you read this, and the longer it sits the more of the building the loss consumes. Shut off the water source if you safely can, keep people out of the affected area, and get a restoration contractor moving. Masizo holds a dedicated Arizona restoration license (AZ ROC #347030) and IICRC certification.
Are you licensed and insured for this work?
Masizo Development is a licensed Arizona general contractor (AZ ROC #336058), holds a separate Arizona restoration license (AZ ROC #347030) and a California license (CA LIC #1107781), is IICRC certified, and is insured. We've been in business for 28 years. Arizona licenses are publicly verifiable through the Registrar of Contractors — we encourage you to look ours up, and to do the same for anyone else bidding your project.
How do commercial estimates work?
The same way our residential ones do: we visit the property, walk the space with you, scope the work, and put the price in writing before anything starts. For tenant improvements, bring whatever you have — a landlord's work letter, a space plan, or just the lease and an idea — and we'll help translate it into a buildable scope. The consultation costs nothing.
